The key concept of construction management is that a construction expert is engaged to oversee and manage construction.

Often, the construction manager is on board during the design phase of the project.

This permits the construction manager to provide advice to the design professional.

His advice helps to achieve a balance between construction cost, project quality and project scheduling.

• the cost of labor and materials

• the availability of materials

• alternate methods of construction

• and the sequencing and time required for each element of the project.

When construction begins, the construction manager’s role shifts to managing and coordinating construction.

This is to facilitate the timely completion of the project in compliance with the plans, specifications and contract prices.

• inspection of the work

• managing job site safety and labor relations

• approving payments to contractors and others involved in the project

• reviewing proposed change orders and other proposed changes in the work

• coordinating value engineering efforts

• and the general administration of the construction process.

1. In one form of construction management, the owner contracts directly with multiple contractors.

   The construction manager coordinates the work of the various contractors.

2. In a second form of construction management, the construction manager contracts directly with the trades that will perform the work and supervises the work.

   In this second form, the construction manager’s role is very similar to that of a prime contractor under a single contractor project structure.

3. In a third form of construction management, the construction manager both designs and manages construction of the project.

   In this form, the construction manager generally must be properly licensed in architecture and/or engineering.
