Prospective bidders are responsible for conducting their own research regarding the property being sold.

At a county government land sale, the desire is to recoup at least what is owned in taxes. Many bids start at what is owed in taxes.
Most of the auctions are absolute auctions which means that what ever is the bid is what the property is sold for.

This establishes your ownership against anyone and everyone, and thus "quiet" any disputes, questions or claims to the title.
