Single Contract System
The prime contractor is responsible for providing all services and materials required for the construction projects. The construction contracts engages the prime contractor who in turn generally engages subcontractors to perform various portions of construction work. The prime contractor is responsible directly to the owner for himself (the prime contractor), and that of his subcontractors.
The main advantage of this system is the clear line of responsibility in the event of defective work or delays in completion of the work. A potential disadvantage to the single contract system from the owner’s perspective is that it may be more costly because of compounding profit margins and overhead. In preparing his bid or contract price, the general contractor may use proposals from subcontractors. The subcontractors will include overhead and profit in the bids. The contractor typically will apply his own mark-up on top of the subcontractor’s bid.
